Retail New Construction

This project is located in Allen, TX and will be a Retail - Mixed Use leased development. The owners are actively looking to pre lease the remaining 60% of the space that is left available. The owners will be occupying the majority of this building with their Karate business 2nd location. They are terrific owners who have been such a privilege to work with.

Initial Site Plan & Code Analysis 

On our initial design meeting our team will review your project with you in great detail and layout your project to your proposed site for development. The first agenda of business is to take the lot survey of your property and master plan your development with a detailed site plan. 

While developing your site plan our design team is fact checking your zoning rules and regulations to ensure lot coverage, parking spaces, occupancy load etc. are all being met to the criteria in the city or county your development is taking place

Cost Analysis & Project Budgeting

The most important pre development feature to any project is the question of how much does the project cost to development? To ensure we are not overdesigning past a clients financial budget for their project we will provide detailed line itemed estimates for the client to review. We traditionally provide this estimate prior to sit plan submittal to the city so we are ensuring what we are getting approval for financially makes sense for the client. 

Our estimating team will review each estimate with the client and guide them through the design process on any changes to be made that may make more financial sense for their project and goals. 

Pre-Development & Site Plan Checklist  

Once you have approved your site plan to meet your project goals and business needs your next step is to get approval from the perspective city or county you are developing. Most every city in the Dallas Fort Worth Metroplex and surrounding areas will have a site plan checklist and submittal process that we will follow and lead you through. Not only are we getting their stamp of approval from the city, but majority of financial lenders will also require a site plan approval from the city prior to any closing. This process also lets us uncover any additional development requirements before hand.
